Agent Terms of Service
These terms govern your use of the Zim Estates platform as a licensed estate agent. By creating an account and listing properties you agree to these terms in full.
1. Eligibility and Licensing
You must hold a valid Estate Agents Council (EAC) of Zimbabwe license to list properties on Zim Estates as an agent. Your EAC license number must be accurate and kept up to date in your profile.
Zim Estates reserves the right to verify your license with the EAC at any time. Listings from agents whose licenses have lapsed or been suspended will be removed without notice.
- Your EAC license number must be entered during KYC verification.
- You are responsible for renewing your license before it expires.
- Impersonating a licensed agent is grounds for immediate account termination and may be reported to the EAC.
2. KYC Verification
All agents must complete identity verification (KYC) before their listings go live. This involves uploading a National ID and a selfie. Documents are encrypted, stored securely on Cloudflare R2, and deleted from our servers after verification is complete.
Submitting fraudulent documents is a criminal offence under the Zimbabwe Criminal Law (Codification and Reform) Act and will be reported to the relevant authorities.
3. Listing Accuracy
All listing information must be accurate, complete, and not misleading. This includes but is not limited to:
- Correct property address and suburb.
- Accurate price, number of beds, baths, and floor area.
- Photos that represent the actual property. AI-generated or stock images are prohibited.
- Honest description of the property condition, access rights, and encumbrances.
Zim Estates may verify listings against public records and other sources. Inaccurate listings may be removed and your account may be suspended.
4. Commission and Pricing Disclosure
Agent commission rates must not be included in the asking price in a misleading way. If you are earning a commission on the sale, this must be disclosed to buyers on request.
Pricing must be in USD unless explicitly stated otherwise. Price per square metre is displayed to buyers where floor area is provided. Do not inflate floor area figures.
5. Lead Handling
Leads sent to you through Zim Estates are for the purpose of facilitating property transactions only. You must not add buyers to third-party mailing lists, sell their contact details, or contact them about unrelated products or services.
Response rate is tracked on the platform. Agents who consistently fail to respond to leads within 48 hours may have their response rate badge removed and listings deprioritised in search results.
6. Prohibited Conduct
- Posting the same property under multiple listings to game search rankings.
- Misrepresenting ownership or mandate to sell a property.
- Soliciting off-platform payments to bypass Zim Estates features.
- Using the platform to launder money or facilitate fraudulent transactions.
- Circumventing or attempting to reverse-engineer platform security measures.
7. Sold Price Reporting
When you mark a listing as sold on the platform, you are encouraged to report the final sold price. This data is used to populate suburb-level sold price averages that help all buyers and sellers on the platform make informed decisions.
Sold price data is anonymised before being displayed publicly. The specific buyer and seller details are never shared.
8. Suspension and Termination
Zim Estates may suspend or terminate your account for any breach of these terms, receipt of multiple verified complaints, or at the direction of the EAC or a Zimbabwean court order.
On termination, your listings will be removed. Active leads will not be forwarded. You may appeal a suspension by emailing support@zimestates.co.zw within 14 days.
9. Fees
Agent subscription pricing is available at zimestates.co.zw/pricing. All fees are quoted in USD. Zim Estates reserves the right to change pricing with 30 days notice to registered agents.
Platform fees are currently free until November 2026 while Zim Estates is in its launch phase. This may change with notice.
10. Governing Law
These terms are governed by the laws of Zimbabwe. Any disputes shall be resolved in the courts of Zimbabwe, with Harare as the preferred jurisdiction.
These terms were last updated in May 2026 and supersede all previous versions.
